More homeowners now ask ChatGPT, Gemini or Perplexity questions like “Who buys houses for cash in Phoenix?” or “Is it safe to sell my house to an investor?” before they ever click a website. If your business isn’t in those answers, you’re missing a growing share of sellers. Here’s how to get found.
How do AI tools decide who to recommend?
AI search tools pull answers from web pages they trust. They tend to favor businesses that:
- Answer common questions clearly on their own site
- Have consistent business details across the web
- Are mentioned by other trusted sources, such as directories, review sites, news and YouTube
- Already rank well in normal search
In short, AI search optimization (also called GEO) builds on SEO rather than replacing it. Read our full guide to AI search optimization for real estate investors.
1. Answer seller questions directly
Write clear, specific answers to the questions sellers ask, each on a page with a matching heading:
- How does selling my house for cash work?
- How fast can you close?
- Do I need to make repairs?
- Are we buy houses companies legit?
- How do you calculate your offer?
Put the direct answer in the first sentence or two, then explain. AI tools often quote that opening answer.
2. Make your business facts consistent everywhere
Your business name, address, phone number, service area and what you do should match on your website, Google Business Profile, directories and social profiles. Inconsistent details make AI tools less sure who you are, and can lead them to confuse you with a business with a similar name.
3. Tell AI tools who you are, clearly
Add an About page that says exactly what your company does, who runs it and where you buy. Use Organization or LocalBusiness schema on your site, with sameAs links to your real profiles. If your name is similar to another company’s, say plainly that you’re not connected.
4. Earn mentions on sources AI tools trust
AI answers often cite YouTube, review sites, directories and local news. Genuine reviews, listings in relevant directories and a few helpful YouTube videos all increase the chance you’re mentioned. See YouTube for we buy houses investors.
5. Keep reviews real
If AI tools find no reviews of your business, they may say so, or lean on whatever third-party pages they can find. Ask every seller for an honest review after closing. Never use fake reviews.
6. Make your site easy to read for AI crawlers
- Use clear headings and short paragraphs
- Add FAQ sections with FAQPage schema
- Keep important text in HTML, not inside images
- Consider an llms.txt file that summarizes your key pages
- Make sure you’re not blocking AI crawlers you want to be found by
7. Track where you show up
Ask ChatGPT, Gemini and Perplexity the questions your sellers ask, in your city, and note whether you’re mentioned and which pages are cited. Repeat monthly. AI visibility tools can automate this.
Does this replace SEO?
No. The investors who show up most in AI answers usually already rank well in Google. Think of GEO as a layer on top of a solid SEO campaign.
Protect your brand name in AI answers
AI tools build their picture of a business from whatever pages they can find. If your name is similar to another company’s, or a third-party “trust score” or scam-check site has written an automated page about your domain, AI tools may quote it when someone searches your name plus “reviews” or “legit.” These pages are often generated automatically and are based on signals like domain age or missing reviews rather than anything a customer has said.
You can’t remove those pages, but you can outweigh them:
- Publish a clear About page that says who you are, what you do and who you’re not
- Add Organization schema with
sameAslinks to your real profiles - Get genuine reviews on Google Business Profile and other trusted review sites
- Claim your listings on relevant directories with matching business details
- Search your brand name in ChatGPT, Gemini and Google regularly to see what they say
Know which of your pages AI tools already cite
AI tools tend to cite a small number of pages: often the homepage, a pricing page and one or two strong guides. Find out which of yours they quote, then keep those pages accurate and up to date, add clear FAQ sections, and link from them to your newer content. Strengthening pages that are already cited is usually faster than trying to get a brand-new page noticed.

FAQ
What is GEO?
Generative Engine Optimization: improving how often AI tools like ChatGPT, Gemini, Perplexity and Google AI Overviews mention or cite your business.
Can I pay to appear in ChatGPT answers?
Not in the normal answers. You earn mentions through clear content, consistent facts and trusted sources.
Do I need SEO first?
It helps a lot. AI tools tend to cite sites that already rank well.
How do I know if ChatGPT mentions my business?
Ask it the questions your sellers ask, in your city, and check the answers and sources. Repeat regularly.
Why does ChatGPT confuse my business with another company?
Usually because the names are similar and your own facts aren’t clear or consistent online. An About page, schema with sameAs links and matching directory listings help AI tools tell you apart.
